Oregon Coast Real Estate Market Update: 2026

The Oregon Coast real estate market continues to evolve in 2026. Here's what I'm seeing on the ground and what it means for buyers and sellers.

Note on sources: The observations below reflect my own buyer and seller activity and general market read across the Oregon Coast as of October 15, 2026. Where I cite published figures, they are drawn from public market trackers such as Zillow and Redfin and from a June 2026 Oregon Coast market report, which remains the most recent comprehensive coastal data published as of this update. These are estimates, not official statistics, and they change quickly. Last updated: October 15, 2026.

Market Overview

The coastal market has eased from its earlier seller's-lean into a balanced market across much of the coast, with more homes for sale and longer days on market in many communities than we saw last year. A mid-2026 county-by-county look found coastal sales, pending deals, and new listings all running below the previous year's pace, with months-of-supply inventory gradually building toward about half a year in some areas. The most sought-after beachfront and oceanview properties, especially in destination towns like Cannon Beach and Manzanita, still draw strong interest and competition.

Pricing along the coast varies significantly by location and property type, and published trackers land a bit differently depending on the window they measure. As of mid-October 2026, typical home values and recent median sale prices cluster around these ranges based on current trackers: roughly $497K typical and about $515K median in Newport, about $488K typical and roughly $439K median in Lincoln City, about $487K typical value in Astoria, roughly $502K typical value in Seaside, with Cannon Beach the coast's premium market at roughly $915K typical value. Recent median sale figures in several of these towns run higher than the typical value, and small-sample months can swing widely. Across the coast, prices read as roughly flat to only modestly changed year over year in most non-luxury segments, with the strongest demand concentrated in the most desirable towns. These are estimates from recent sales, listings, and published trackers, not official statistics.

Inventory Levels

Inventory is up in many coastal communities, which gives buyers more choices and a little more breathing room than in recent years. Some central-coast markets are carrying a buyer-favorable months-of-supply, and properties that need updating or sit priced above comparable sales take longer to draw offers. Move-in-ready homes in desirable locations still attract multiple offers, so well-priced listings continue to move well.

Days on Market

Coast-wide, the median days on market averaged about 35 days in mid-2026, running from roughly 22 days in the fastest-moving towns like Cannon Beach to about 58 days in slower markets, per the June 2026 Oregon Coast market report, still the most recent comprehensive coastal figures available as of mid-October. Newer local readings point the same direction: Lincoln County homes were going pending in about 44 days as of late June 2026, per Zillow, and Clatsop County's median days on market ran about 68 days in May 2026, per a North Coast broker's market update. Sellers who price from day one at fair market value and present a well-prepared home continue to see the strongest results.

The Rate Environment

The financing side matters more now. The benchmark 30-year fixed mortgage averaged 7.40% nationally for the week ending October 15, 2026, per the Freddie Mac Primary Mortgage Market Survey, unchanged from the prior week and well above the 6.27% average of a year earlier. Oregon quotes often come in close to the national figure. Higher rates have cooled some buyer demand, but they also mean less competition in several price ranges.

Buyer Profile

I'm seeing a mix of first-time buyers, retirees, remote workers relocating from larger cities, and investors. The diversity of the buyer pool keeps the market dynamic.

Advice for Sellers

If you're thinking about selling, a well-prepared home tends to attract the strongest offers in any market. Clean, well-maintained homes with professional photography continue to draw serious buyer attention, and pricing from day one at fair market value matters more as inventory grows.

Advice for Buyers

Get pre-approved, know your budget, and be ready to move when the right property appears. With more inventory on the market you can afford to be a bit more selective, but well-priced coastal homes in desirable towns still move quickly. Working with a local agent who understands the coastal market makes a real difference.
